Planters, Medians and Tree Feasibility
This initiative is designed to enhance the beauty and functionality of our vibrant community by revitalizing key green spaces. We will focus on refreshing existing planters with colorful and seasonal plants, rejuvenating median landscapes to create inviting green corridors, and exploring the feasibility of planting new trees along Jenevein Avenue. These enhancements will not only beautify our downtown area but also improve air quality, provide shade, and make our streets more pedestrian-friendly.
DECEMBER
Project work progressed across multiple areas throughout the month of December. Along San Bruno and Angus Avenues, investigations identified an abandoned east–west pipe as the likely pathway for water intrusion into the electrical conduit, indicating that the previously approved sleeve solution may not fully resolve the issue and that additional demolition may be required to identify the water source. During December, crews shifted efforts to other tasks, including placing pea gravel and soil in concrete pots along San Mateo Avenue and advancing planting activities. Planters at the San Mateo/Jenevein intersection were completed with irrigation installed, tested, and mulched, and work in Posey Park and the medians was largely completed pending delivery of benches and trash receptacles. Tree planting progressed along San Mateo and Jenevein Avenues, the parking kiosk concrete base was poured and allowed to cure, and site cleanup, compaction, and inspections were completed in preparation for winter rain events.
NOVEMBER
Throughout November, crews made substantial progress across San Mateo Avenue, Jenevein Avenue, and Sylvan Avenue. On San Mateo Avenue, three leaks were repaired and a fourth, more complex leak near the Lotus Restaurant was identified for further investigation, while concrete demolition and soil preparation advanced at the former pot locations near Summer’s Laundry. Along Jenevein Avenue, most curb-line demolition was completed, the parking kiosk was temporarily relocated to allow remaining work, and crews proceeded with grading, root-barrier installation, asphalt removal, and underground irrigation preparation in coordination with WH inspections. At Sylvan Avenue, demolition, pipe locating, and backfilling moved forward on all sides of the intersection, with additional excavation required where utilities were not found as marked. Planting work also progressed, with shrubs delivered and their placement verified at the Jenevein/San Mateo intersection, allowing soil preparation and installation to begin.
OCTOBER
This month, Marina crews began work at Posy Plaza by removing existing plants and the eight benches surrounding the central planter. Work also progressed at the San Mateo Avenue median in front of Posy Plaza, where the team removed old landscaping and irrigation components and began installing a new irrigation system. Soil was removed from the planters in preparation for the new system, and installation efforts are continuing.
JANUARY
In January, the project team completed a full site walkthrough and final functional testing of the irrigation system for all planters outside of Posy Park. All irrigation bubblers were confirmed to be operating properly, and the electrical system is fully functional, allowing each zone to be controlled remotely. The contractor completed soil level adjustments to prevent water pooling, added soil where settlement had occurred, and installed mulch across all planters, including ground-level planters near Summer’s Laundry and brick planters near Citi Bank. Tree replacements and installations were also finalized, including the installation of the specified Magnolia tree in front of Newell’s Bar and additional staking improvements to support proper tree alignment, particularly along Jenevein Avenue. Tree stakes were trimmed to improve overall aesthetics as the trees mature.
All planters are now fully planted, mulched, and irrigated, and are in good condition. A minor follow-up item remains regarding visibility of some irrigation bubblers, which may require additional adjustment for full concealment.
Looking ahead, the contractor will begin concrete and aggregate base repairs along San Mateo Avenue, including areas near Lotus Restaurant, Grand Leader Deli, and Newell’s Bar. Asphalt repair needs will also be evaluated as part of this phase, with ongoing site observation and monitoring.
